Understanding your insurance
A few terms that come up often in this category, explained in plain language.
- Reinstatement value
- The cost of rebuilding or replacing insured property. It is not the same as market or resale value.
- Sum insured / coverage limit
- The maximum amount a policy may pay for a covered claim, or for a particular benefit within the policy. Limits vary by insurer and plan.
- Deductible / excess
- An amount you may be responsible for yourself before the insurer contributes to a claim. Choosing a different deductible can change how a policy is priced.
- Exclusion
- Something a policy states it does not cover. Exclusions differ between policies, which is why reading the wording matters.
- Third-party liability
- Protection relating to injury or damage you may cause to other people or their property, where the policy provides it.
- Renewal
- Continuing cover for a further policy period. Renewal terms, and whether they can change, depend on the insurer and the policy.
Common questions
What is the difference between building and contents?
Broadly, the building is the structure and its permanent fixtures, while contents are the items inside that are not fixed to it. Policies may cover one, the other, or both — the policy schedule confirms what applies.
How should I think about the amount insured?
Generally in terms of what it would cost to rebuild or replace, rather than what the property might sell for. Bcare can talk you through the considerations; a formal valuation is a separate professional exercise.
Does every policy cover every cause of damage?
No. Property policies typically respond to specified insured events, and both those events and the exclusions vary by insurer and policy.
I rent my property out — does that change things?
It can. Tenanted, short-let and unoccupied properties raise different considerations, so it is worth telling us how the property is actually used.
